New Westminster is the Royal City, and it looks like a different place depending on how far up the hill you are. Down on the water at Quayside and through Downtown, there are towers with good views and laughable closets. Climb the Eighth, Tenth, or Twelfth Street grades and you reach Uptown, Moody Park, and the West End, where the houses have tuck-under garages and half-basements built into the slope. Over in Queens Park the houses are large and old and full. Across the bridge, Queensborough is its own flat world on Lulu Island. The housing stock changes, but the stuff stays the same. Towers at Quayside and Downtown

Downtown and Quayside are where the new towers went, along the river and within a few blocks of New Westminster and Columbia stations. When a building gives you a one-closet unit and a storage locker in the parkade, the fix isn't more bins. It's owning less.

Queens Park and Glenbrook North have a different problem. There's plenty of storage; that's the trap. These are some of the oldest houses in the province, with full basements, attics, and back rooms that have been absorbing things since the house was built, often through more than one family.

We dig through it with you. In the basement we surface what you actually use and set up the system so it doesn't become a sediment layer. We go through it at a humane pace. You decide what goes. Old houses add their own complications, like a staircase you can't get a wardrobe box up and rooms that were subdivided at some point, but the rule stays the same. If it doesn't fit or you don't need it, it leaves.

The hill, the garages, and Queensborough

The Eighth, Ninth, and Tenth Street corridor climbs from Columbia Street all the way up to London Street, and Twelfth Street does the same job further west. Houses on those grades in Moody Park, Brow of the Hill, the West End, and Connaught Heights tend to have garages tucked under the house at driveway level. They start as car spaces and turn into second living rooms for junk. The driveway fills up, the side yard gets buried, and the door stops working. We clear the floor, home the gear, and set up a system so the door shuts and you can park a car.

Queensborough is the opposite: flat, newer, and mostly townhouses and family houses with real garages. The problem there is rarely the stairs and almost always the volume. Same job, easier legs.
