Downsizing & estates

Downsizing & estates, without the judgment.

Patient, judgment-free downsizing and estate organizing in Metro Vancouver. Decades of belongings, sorted piece by piece, keepsakes honoured and the rest rehomed to people who want it.

A house that held a whole life doesn't fit in a two-bedroom condo, and it isn't supposed to. Downsizing isn't about losing things. It's editing: look at what you want the next chapter to be, then keep everything that is that, and find good homes for everything that isn't.

Piece by piece, with no rush and no shame

Whether you're downsizing your own home or sorting a parent's, the method is the same one we use everywhere: we go through everything, piece by piece, and every keep-or-go decision belongs to you and your family. We just make the decisions easier: by sorting the mountain into things you can actually look at, by starting in rooms where the choices are simple, and by never, ever hovering with a garbage bag.

Forty years of accumulation is not a moral failing. It's forty years. Nobody hands you a manual for what to do with a full basement, and doing it alone is the part that flattens people. That's the part we take off you.

Where the stuff goes

This is where it gets genuinely good: almost everything that leaves goes to people who want it. Shelters, moms' groups, community pages full of people who need exactly what's in that spare room. You get the space, they get the stuff. It's the ultimate winning situation, and it makes letting go feel like giving instead of losing.

For estates

When you're clearing a home after a loss, the job is heavier and the timeline is often not your choice. We work steadily and kindly: family treasures found and set aside, paperwork surfaced and saved, the rest sorted and rehomed. You stay in charge of every decision that matters and skip the thousand that don't.

If there's a move at the end of it (into a condo, a care home, a family house), we set up the new space too, so it starts as a home and not a storage unit. Book a free consult and we'll make a plan together.

Fair questions

Asked before booking.

My parent's whole house needs to be sorted. Where do we even start?

With a walkthrough and a plan, not with a dumpster. We start where the decisions are easiest (usually kitchens and linen closets, where very little is sentimental) and build momentum before we get anywhere near the photo albums. You never have to make the hard calls cold.

What happens to everything that doesn't come along?

It goes to people who actually want it. We do donation runs to local shelters and moms' groups, and there are whole communities of people who need exactly what you don't. Watching a houseful of stuff go to good homes instead of a bin changes how the whole process feels.

Can you work with family members who don't agree?

Gently, yes. A calm outside person in the room helps more than you'd think: we keep the process moving piece by piece, everyone's claims get heard, and nobody has to be the villain who "threw out Mom's things," because nothing goes anywhere without a decision.

How long does downsizing a full house take?

Longer than a weekend, less than forever. A decades-full family home is usually a few weeks of scheduled sessions, and we'll give you an honest estimate at the free consult. Rushing this is how regrets happen; we don't rush it.
